We are a backyard housing solution that doesn’t require subdivision or planning permit.  A small second dwelling (SSD), new legislation that unlocks a faster path to affordable home ownership.

We are not a DIY imported flat-Pack, nor are we a tiny home or a converted shed.

Pricing

3 Homes. 9 Floor Plans. 1,2 or 3 Beds.

We will provide a fixed price quotation with a clear breakdown of cost and timing. As every site is unique there are only 2 components we cannot quote until we undertake a site survey, and that is (1) the distance we need to extend inground services from your main house, and (2) the distance we need to crane your Moddie in place (if we need a crane).

We will firm all this up during your Design Pack phase, before you need to consider any further commitment.

We meet online for 40 minutes, review your backyard using digital tools, check council requirements, discuss design options, explore locations, and consider site access. This ensures your property and location is suitable before progressing.

We complete an onsite survey, review transport, access and cranage, and assess existing services for capacity. From this, we prepare a report including site specific details, a fixed-price quotation and project timeframes.

Week 0
You will receive a Building Contract and Domestic Building Insurance (DBI) policy. The contract outlines progress payments and timeframes. Your Supervisor introduces themselves and will manage your Moddie project from start to finish.

We prepare and lodge building permit applications including engineering and design documents, and address council requirements if any. We also engage our transport partner for road permits and arrange council approvals for cranage, if required.

Week 4
With permits approved*, we build your Moddie offsite. We order footings, coordinate electricians and plumbers, and co-ordinate with you any site access work (tree pruning, truck access) all in preparation for Site Works. (*subject to council timeframes)

We complete enabling works: install footings, run electrical mains, stormwater drainage, water supply, and sewer connections. We also check any works you’re managing. Expect a well-organised, low-impact backyard construction phase of about 4 weeks.

Week 13
This is a busy day. We deliver and position your Moddie. Carpenters add decking and steps, trades connect services, and the Building Surveyor inspects. Once the Certificate of Occupancy is issued, we hand you the keys.
